New Ownership

After operating as the Colonial Pines Resort for decades, the property is now under new ownership. David & Jennifer are excited to bring their personal touch to the resort. We are intent on keeping the comfortable feel that has made this a special place for so many families over the years.

Housekeeping Cottages

Housekeeping cottages are a New England tradition.  Guests arrive to a clean cottage; however, we do not offer sheets, towels, or housekeeping services during your visit.  The beds include pillows, blankets, and a bedspread. Fold-out couches only have a mattress cover but there are spare blankets that can be used. Guests are expected to maintain their own cottages in a reasonable fashion during their visit.  When you depart, we request that the cottage is broom clean, the dishes are washed and put away, and the furniture and bedding should be in a neat and tidy order. Kitchens are complete with pots, pans, coffee machines, microwaves, plates, bowls, drinking glasses, and essential utensils for both cooking and eating.

If you are travelling from far away or simply would like linens for your stay, they can be rented directly from our cleaning company. Send a quick email and we will let you know how to arrange for this.

Capital Improvements

We finally had a summer where we did not lose any trees! We could focus on general landscape improvements and cleanup from the recent construction projects. 

Our guests appreciated the new heating & air-conditioning systems and site-wide Wi-Fi coverage. Unfortunately there was nothing we could do about the constant rain. Our personal garage/barn is now completed, so for the first time in several years, there should be no construction under way during the summer season. Assuming it eventually stops snowing so that we can finish the new driveway!

The bathrooms in Cottages 1 & 2 received minor renovations including new toilets, vanities, and lighting. Cottage #4 has been rewired to provide much needed interior lighting upgrades. It also received new siding as apart of a larger rot repair project. All the roofs have also been replaced and exterior painting is scheduled for May.

The new docks were well received. If planning to bring your boat, make sure to add the boat slip as the last step when making your reservation so we can accommodate your needs. We can handle boats up to 22 feet and have free onsite trailer parking available during your stay.

Vehicle Parking

Vehicle parking is currently limited to one vehicle per cottage. We simply do not have enough space onsite to accommodate additional vehicles (in addition to several trailers). If your plans include visiting children or other family guests, please reach out to us so we can examine how full the resort will be during your stay and if there will be room for an additional car.

Pet Policy

While we are dog lovers, our insurance coverage does not permit us to allow guests to bring dogs onto the property. We would love to meet your pet, however you will need to make other accommodations during your stay with us.

Paddleboards - Canoes - Kayaks

We have plenty of lawn space for  you to bring your own paddling equipment for use during your vacation. For insurance reasons, we can no longer rent these items to you but there is a nearby business that can handle all your needs. Please reach out to Wild Meadow Paddlesports (www.wildmeadowpaddlesports.com) in Center Harbor. Their number is (603) 253-7536 and they will even deliver!

Cancellation Policy

Reservations may be cancelled with no penalty if cancelled more than 14 days before arrival. No refund is available after this date.
